I just thought about this again yesterday as I was driving through
the area where I had seen these small trees:
It isn't the size of the tree that limits you - I have seen avocado
trees bearing fruit that would very well fit inside a normal size room.
If you treat it like a bonsai you may be able to keep it small.
The main problem I see is with pollination, as avocados are A and B
types and need cross pollination (see e.g.

)
We have one avocado tree - and we sometimes get a few avocados.
Hand pollination may solve that problem.
